Meeting Highlights for Monday, March 2, 2026

CHANNAHON, Ill. - The Village Board of Trustees and Committee of the Whole met on Monday, March 2, 2026. Highlights of the meeting are recapped in brief below. Please note: this media release does not reflect official minutes of the meeting.

VOTES

The Board voted on the following items during the formal meeting:

  • Approved: An Ordinance Rezoning Property to the R-3 Residential District, Granting an Amendment to a Special Use for a Planned Unit Development and Approving a Preliminary P.U.D. Plat for Southern Crossings
    • The Village Board approved Lennar's request to amend the existing Special Use Permit for a Planned Unit Development (PUD), approve the Preliminary PUD Plat, and rezone approximately 27 acres in the Southern Crossings area to the R-3 Residential District. The development includes conditions related to roadway standards, park land dedication, architectural requirements, public safety accommodations, and long-term maintenance projections, along with specific code departures to allow smaller lots and modified setbacks. The proposal, recommended for approval by the Planning & Zoning Commission in a 4-2 vote, aligns with the Village's Comprehensive Plan and provides an appropriate transition between commercial and residential areas.
  • Approved: An Ordinance Approving and Authorizing the Execution of a Development Agreement with Calatlantic Group, LLC (Lennar)
    • The Board of Trustees approved a Development Agreement between the Village of Channahon and Calatlantic Group, LLC for the 27.6-acre Southern Crossings property, establishing terms for rezoning to R-3, creation of a new Planned Unit Development, and construction of required public and private improvements. The agreement outlines development standards, infrastructure obligations, architectural requirements, fees, and long-term maintenance provisions, ensuring the project proceeds in accordance with approved plans and in the best interest of the Village and its residents.
  • Approved: Award Route 6 Water Main Improvements
    • The Village Board has awarded the 2026 Route 6 Water Main Improvement project to Steve Spiess Construction in the amount of $1,750,386.00 for installation of ductile iron water main, consistent with Village standards. The project includes approximately 3,590 feet of 16-inch water main, 220 feet of 12-inch water main, and related work, with pricing reflective of the anticipated Route 6 crossing conditions.
  • Approved: Approval to Purchase Replacement Plant Water Pump through Xylem Water Solutions
    • The Board of Trustees approved the purchase of a new Flygt plant water pump in the amount of $27,738.70 to support operations within the Wastewater and Streets Divisions. Replacement was determined to be the most cost-effective option, as it is approximately 44% less expensive than rebuilding the existing 2003 unit, and the expense is included in the approved budget.
  • Approved: Resolution for Improvement Under the Illinois Highway Code
    • The Village Board approved a resolution authorizing various Village road improvements, including road resurfacing with standard mill and overlay, spot curb and gutter, and ADA sidewalk improvements in the amount of $600,000.
