Ravine Woods Unit 3

In 2018, the Village of Channahon approved the modification of the previously-approved Planned Unit Development for Unit 3 of Ravine Woods. The modification changed the layout of roads which contained dead-end cul-de-sac streets to a continuous looped street that is better for school busses, emergency equipment, and garbage trucks.

Since approval of the changed plan, the owner worked to complete engineering for the project, but did not move forward to the building phase. After a period of dormancy, the project is under contract with a new owner/developer. The only anticipated change from the 2018 approval is the inclusion of an additional lot (380) for dedication to the Channahon Park District to provide an expanded area for a neighborhood park in the Ravine Woods subdivision.

The final plat was approved by the Village Board of Trustees on May 20, 2024. All preconstruction requirements have now been met: the Improvement Completion Guarantee has been received, the plat has been filed with the Will County Recorder, and a preconstruction meeting has been held. Construction may begin at any time.
